New Roof Construction
Over time your roof will deteriorate due to normal wear and tear. It is important, however, to pay close attention to even the smallest damages. Some people assume that when they find a leak they need a new roof. Unfortunately though, by the time a leak has made its way into your home, it can mean there are must larger issues at hand. Most people just patch up problems with simple roof repairs that will only delay these larger issues. How do you know when you need to replace your roof?
1. The age of your roof plays a major factor. Although the materials you use may be durable, roofs take a beating from the elements over time. If your roof is over 20 years old, it may be time for one of our contractors to come out and inspect it for you. Even if you are under the impression that your roof was replaced recently, you will want to be sure your previous contractors REMOVED the old roof and replaced it entirely, and didn’t just add a new layer of shingles!
2. The condition of your shingles is important! Check your roof when the sunlight is hitting it directly. Are the edges of your shingles straight? Or can you see that the edges are curling up and or buckling? You may also notice that the shingles are losing granules if you examine them up close. This means that your shingles’ life expectancy has expired and will need to be replaced. You will also want to check if you have missing shingles in a specific area of your roof. Missing shingles compromise the “valleys” in your roof causing rain and snow to not be able to flow into your gutters.
3. Check the flashing of your chimney. If you have an older home, your chimney flashing may be made of cement or tar. These materials are not as durable or water tight as a metal flashing system, and will need to be replaced. Flashing that isn’t water tight will only lead to major problems down the road!
4. Check your gutters to see if there are shingle granules in the gutter. The older your shingles are, the faster they will lose their granules. An easy way to check for this is to see if rain is washing these loose granules into your gutter system!
5.Another quick way to check for a potential major issue is to check your attic to see if you can see any sunlight coming though. This could mean a problem with your roof boards. You can also check for any moisture in your insulation.
